Preparation for Selling A Home

Making a decision to sell your home is one of the biggest homeowner decisions that one may have to make. However, the home selling experience can also be one of the most rewarding experiences that you will have to go through. Sound decision making can make the difference between a complicated transaction or a simplified one. When getting ready to prepare to sell your home consider these few items. The time of the year that you decide to place your home on the market matters. Choosing the right realtor can help you to arrive at this selection of a time of the year of which may be best to sell. Statistics and market information for your particular neighborhood and zip code will show approximate sell price and estimated days on the market for your home sell.

Landscaping and lawn servicing is another essential home item for a seller to maintain while selling a home as showings of your home will be ongoing and the outward appearance of the property is important to the sale. A potential buyer often may make a decision to view your home based on photos or driving by, and if the yard is not maintained this may prevent an otherwise able and ready buyer from choosing to view your home.

Home repairs should be considered to be done prior to placing the house on the market. Some of these repairs will be cosmetic, while other repairs may be actual required items. Cosmetic items are items that a buyer may prefer such as carpet or paint or light fixtures. Required items are those essential repairs that a perspective buyer's lender may require. Some items can easily be done by the seller, such as painting a room and or replacing batteries in a smoke detector and or replacing toilets and or faucets.

Also, remember to check structural items of your home such as the roof and the foundation. If these items are in need of repair, perhaps get several quotes from reputable companies and make sure that any repairs done have a warranty that is given for the repair and is a transferable warranty for a potential new buyer.

You will also need to receive a payoff from your mortgage company. Verify any early payoff penalties or past due taxes owed.

Consider purchasing a home warranty for appliances. Some of these plans can be transferred to a new buyer.

These are just some of the items to consider when selling a home, last but not least remember to complete a seller's disclosure and be truthful about any item listed on the seller's disclosure form.
